Frozen condensate pipe — the cold-snap boiler shutdown

Condensing boilers produce mildly acidic water that drains away through a plastic condensate pipe. When that pipe runs outside and the temperature holds below freezing, the water in it turns to ice, backs up into the boiler and triggers a shutdown. It is one of the few boiler faults that fixes itself when the weather changes — and one of the easiest to prevent permanently.

Inland Borders and rural East Lothian properties see this more than coastal ones, simply because they hold sub-zero air longer overnight.

How to recognise it

  • It happens in a cold snap, typically first thing in the morning.
  • The boiler may make a gurgling or bubbling noise before shutting down.
  • A condensate-specific fault code appears, or a generic lockout that clears after thawing.
  • There is a white plastic pipe (usually 21.5mm or 32mm) leaving the property near the boiler.

Thawing it safely

Locate the external section, which usually freezes at a bend, at the outside wall exit, or at the open end. Apply warm — not boiling — water along the pipe, or use a hot water bottle or heat wrap against it. Boiling water can crack the plastic and can refreeze into a worse blockage on the ground beneath.

Once the ice clears, reset the boiler. If it does not restart after thawing, the lockout was not the condensate and needs a proper diagnosis.

Permanent fixes worth doing once

  • Re-route the condensate internally to a soil stack or internal waste where practical — the most reliable fix.
  • Upsize the external run to 32mm to reduce the chance of a full ice bridge.
  • Insulate exposed pipework with weatherproof lagging, not indoor foam.
  • Improve the fall so water cannot pool in a sag or a long horizontal run.
  • Fit a trace-heating element on runs that genuinely cannot be re-routed.

Why it matters beyond the inconvenience

Repeated freeze-and-thaw cycles push condensate back through the trap and can shorten component life. For anyone with a rental property or a holiday let, a condensate freeze during an empty week is also a genuine risk to the wider plumbing, because the heating is off exactly when the property is coldest.

Frequently asked questions

Can I use boiling water on the pipe?
Avoid it. Boiling water can crack the plastic and freezes into sheet ice below the pipe. Warm water, a hot water bottle or a heat wrap is safer and works just as well.
Why did it never freeze before this winter?
Usually because the pipe run was borderline all along and this cold spell held below freezing longer. Insulation degrades too, and a small change in fall from ground movement can create a new low point where water sits.
Is re-routing the condensate a big job?
It depends entirely on where the boiler sits relative to an internal drain. Sometimes it is a short run to a nearby waste; sometimes it genuinely is not practical and upsizing plus insulation is the right answer.
Should I leave the heating on low while away in winter?
For an empty property in a cold spell, yes — a low continuous setpoint protects the whole plumbing system, not just the condensate.
