Who this is for
- Private landlords with one or more rented properties
- Letting agents managing residential portfolios
- Holiday-let and short-stay (Airbnb / Sykes) operators
- Homeowners wanting peace of mind on older gas appliances
Annual landlord gas safety inspections (CP12) and homeowner gas safety checks across the Scottish Borders & East Lothian. Our Gas Safe registered engineers test every gas appliance — boiler, hob, fire, meter and pipework — for soundness, ventilation, flueing and combustion performance, then issue the certificate the same day. We deal with tenants directly to arrange access, file the digital certificate to you and your letting agent, and set a reminder so the renewal never lapses.

Step 1
Tell us the address and tenant contact — we coordinate access directly.
Step 2
Full safety check on every gas appliance and the meter installation.
Step 3
Digital certificate sent the same day to landlord, agent and tenant.
Step 4
Automatic reminder 30 days before next year's renewal — no missed dates.

Single-property CP12s typically run £75–£95 depending on the number of gas appliances. Multi-property landlords get a portfolio discount — ask for a written quote.
Usually 30–45 minutes for a one-bedroom flat with a boiler and hob. Larger properties with multiple gas appliances run to about an hour.
We isolate the unsafe appliance, issue a Warning Notice and quote in writing for the repair. The CP12 is issued for the safe appliances and re-issued in full once the fault is rectified.
