How much is a landlord gas safety certificate?+
Single-property CP12s typically run £75–£95 depending on the number of gas appliances. Multi-property landlords get a portfolio discount — ask for a written quote.
How long does the inspection take?+
Usually 30–45 minutes for a one-bedroom flat with a boiler and hob. Larger properties with multiple gas appliances run to about an hour.
What happens if an appliance fails?+
We isolate the unsafe appliance, issue a Warning Notice and quote in writing for the repair. The CP12 is issued for the safe appliances and re-issued in full once the fault is rectified.
