Underfloor Heating Design, Repair and Commissioning

We design new wet underfloor heating and fix existing systems that are not performing. A good design starts with your floor construction, heat loss and available build-up, and most faults, such as a cold loop, can be traced at the manifold without lifting the floor.

Designing a new system

There is no single correct pipe spacing. We confirm the build-up, insulation, floor finish and room-by-room heat demand, then set out manifold position, loop lengths and control zones before anything is laid. Timber, tile and resilient finishes each need different temperature limits, so the design is coordinated with the finish you have chosen.

The manifold is placed for short loops and easy access, so actuators can be serviced in years to come. Pipework is pressure tested before screed or overlay covers it.

Extensions, renovations and heat pumps

Most of our new underfloor work is in extensions and renovations. It usually suits a heat pump very well, because the large emitter area delivers comfort at lower flow temperatures. Mixing controls are matched to the heat source, whether that is a boiler, a heat pump or a hybrid system. As MCS certified installers, we can plan it alongside an air source heat pump.

Repairing a system that is not working

If you already have underfloor heating and something is wrong, the common faults are:

  • One loop or room staying cold while others heat
  • A stuck actuator on the manifold
  • Air trapped in one or more loops
  • Uneven room temperatures from poor manifold balance

Planning it into a build

Underfloor heating needs deciding before the floor is laid, so it is worth speaking to us early in an extension or renovation. We coordinate the build-up and finish with your builder, then return to test the pipework before it is covered and commission the zones once the floor is complete. Retrofitting into an existing room is also possible where the floor height allows a low-profile overlay, which we assess on the survey.

Commissioning and handover

Every loop is purged, balanced and demonstrated with the chosen controls. You get a labelled loop schedule and an accessible manifold, so anyone working on the system later knows exactly what each circuit serves. Suspected leaks are a separate job, covered in our underfloor heating leak guide.

We are based in Kelso and work across the Scottish Borders and East Lothian.

Underfloor Heating questions

Can underfloor heating work under timber?

Yes, when output and surface-temperature limits are designed around the exact board and covering.

Why is one loop staying cold?

Common causes include a stuck actuator, trapped air or poor manifold balance. Each can be tested without lifting the floor.

Is it suitable with a heat pump?

Usually very suitable, because the large emitter area can deliver comfort at lower flow temperatures.

Is the pipework tested before the floor goes down?

Yes. Pipework is pressure tested before screed or overlay covers it.

Can it be controlled room by room?

Yes. Control zones are planned at the design stage and demonstrated at handover.

Can you work alongside my builder?

Yes. We agree the floor build-up and finish with your builder, test the pipework before it is covered, and come back to commission the zones once the floor is finished.
